Reservations:
Our
rental office is open from 9:00 AM to 5:00 PM
seven days a week with reservationists ready to
help you in your selection of a vacation home.
It will help to have several choices in mind.
Once you have made your choices you may view,
check availability and then reserve your house
online! If you prefer to make your reservation
by telephone, please call us on our RESERVATION
HOTLINE at 800-222-1531 to confirm the
availability of your selections and to secure a
tentative reservation. You may also fax your
request to us at 252-441-0447.
There are a wide range of amenities provided -
from luxury to basic - so be certain your
selection has provisions for your needs and
taste. Please bear in mind that the cottages,
condominiums and townhouses are owned by
individuals and are furnished to their tastes
and needs. Each description lists the amenities
the unit offers. It is important that you take
time and care while making your selection. No
transfer can be made after the reservation is
confirmed, whether it be before or after your
check-in.
Designate one person in your party to be
responsible for all payments and correspondence
regarding your reservation. After we book the
property for you we will mail a
confirmation/lease agreement to you confirming
your reservation. You will need to return a
signed copy of the lease along with an advance
rental payment of one half of the gross rent and
trip insurance (if selected) within 10 days of
the lease date. The signed lease must be
returned to us within the allotted time or the
reservation will be automatically cancelled
without notice. Please read the lease
carefully. The lease holder is required to
be at least 25 (twenty-five) years old.
Visa, MasterCard, Discover card, checks or money
orders are accepted forms of payment. To pay by
credit card there will be a 2% convenience
fee. The leaseholder must also be named on the
credit card.
Should your deposit reach us after the due date
and the reservation has been cancelled, an
attempt will be made to reinstate the original
reservation. In the event the unit reserved has
already re-rented, your monies will be returned.
Thirty days prior to check-in the balance of the
rent, security deposit, applicable taxes and
other fees are due. Personal checks, cashiers
check, money orders and credit cards will be
accepted for balance of rent 30 days prior to
check-in. If sent after 30 days, payment must be
made by money order or cashiers check. NO
PERSONAL CHECKS. If a reservation is made
within 30 days of your arrival, the entire
amount of your rental will be required.

Printing Errors:
Every effort has been made to assure that our
information and descriptions are accurate;
however, Nags Head Realty cannot be held
responsible for changes made by owners in
furnishings and equipment or bedding or for
printing errors in the brochure or on the web
site.
Weekend Rentals:
Remember the Outer Banks when planning your
spring or fall weekend or mini-vacation. Our
mild weather, relaxing environment and variety
of activities - shopping, fishing and dining are
both energizing and refreshing. In the
Off-season there are many selections to pick
from. A three-night minimum will prevail. For
last minute reservations, your reservations
MUST be guaranteed with your credit card.
Security Deposits:
All
of our homes require a refundable security
deposit which varies with the amenities of each
home. The deposit may be used by the Owner for
actual property damage, long distance phone
calls, cable TV charges or other expenses caused
by Tenant and allowed by NCGS 42-51.
You have the following options: Option 1: Payment of a refundable amount (may differ on each home). Refundable Security Deposit is returned to you after the rental home is inspected and no damage is found. This deposit will be accounted for and refunded (less allowable deductions) 45 days of your departure. Option 2: Purchasing the Peace of Mind Protection Plan-$45.00. Purchase of this plan does not negate your responsibilities as a Tenant. If theft or inadvertent acts of omissions occur, they MUST BE FILED AT CHECK-OUT. Your vacation home should be left broom clean and damage free.
Taxes:
A 6.75% North Carolina Sales Tax and a 5% Dare County or 6%
Currituck County Occupancy Tax are required on
all rentals. NC Sales tax is applicable to the
rental rate, the reservation fee, the pet fee
(if applies) and the security deposit waiver
fee. TAXES ARE SUBJECT TO CHANGE.
Reservation Fee:
$72.00 Reservation Fee will be charged for each reservation, due and payable when balance of rent is paid. This fee is non-refundable.
Pet Fees:

Some of our vacation homes invite you to have
your pet share your vacation. (Dogs Only) If this
is your wish, please be certain the home you
choose offers this advantage. A $70.00
non-refundable fee will be charged except for a
few homes - please ask if your home requires a
larger pet fee. No more than 2 pets allowed per
home. PETS FOUND ON PROPERTIES NOT ALLOWING PETS
IS GROUNDS FOR IMMEDIATE EVICTION. As a reminder
please clean up the surrounding property before
check out and take extra care to clean behind your pet otherwise your security deposit will be charged. Pets are not permitted in pools or hot tubs.
Method of Payment:
Your personal check is acceptable for both
the Reservation Deposit and the final payment 30
days prior to your arrival. (Please be advised
there will be a $25.00 fee for all returned
checks.) Monies paid within 30 days of your
arrival date or at check-in must be of a
certified mode: cash, travelers checks,
certified or cashier’s check or postal money
order.
Cancellations:
If a reservation is cancelled and not re-rented
for the cancelled period, all advance payments
except the security deposit will be forfeited.
If the property is re-rented, all money prepaid
will be refunded except the trip insurance
premium, the convenience fee applicable to
credit card payment, and a $70.00 cancellation
fee. All cancellations must be in writing. A
transfer from one property to another will be
considered a cancellation and subject to the
guidelines outlined above.
Trip Cancellation/Interruption Insurance:
Nags Head Realty, along with Travel Guard,
offers Vacation Insurance to our guests. Trip
insurance is intended to protect tenants in the
event of unforeseen circumstances that cause
cancellations or interruption, but not limited
to mandatory evacuations of the area after check
in. Tenant will be provided with a document from
the insurer detailing coverage upon purchase of
insurance. There will be NO REFUNDS for any
perils insurable by trip insurance. Trip
Insurance shall be the sole remedy for the
occurrence of such perils. To accept coverage,
pay the premium together with the advance
deposit. You have 10 days to cancel trip
insurance after premium has been received by our
office. There will be NO REFUNDS for Trip Cancellation
insurance premium after the 10 day period has
passed.

Office Location:
Effective
October 22, 2007- Our new office location will
be 2405 S. Croatan Highway (almost directly
across the street from our old location)
Nags Head Realty is located on the east side
of the 158 Bypass, 2405 S. Croatan Highway in Nags
Head. Our building sits on the left side of the Bypass,
10 ¼ miles after crossing the Wright Memorial
Bridge. We are immediately north of Slammin
Sammy's
Restaurant and south of The Christmas Mouse gift
shop. Turn
into our parking lot, come to our
Rental Office at the parking lot level, midway
of the building, and let us hand you the keys to
your summer vacation. We are looking forward to
welcoming you to the Outer Banks.
Check-In/Check-Out Policy:
Your vacation rental will be available after 4:00 PM on your arrival of either Friday, Saturday or Sunday and until 10:00 AM the
date of your departure. Occasionally, we may have to ask for a 6:00 PM check-in when additional cleaning or maintenance is required.
EARLY CHECK-IN is available for a $50.00 Fee. Please call our Housekeeping Department 4 weeks prior to arrival to arrange for Early check-in at 1:00 P.M. Otherwise, please comply with these rules and do not park at the cottage while waiting to check-in as it may cause delays in cleaning the house.
Our office will remain open one hour later on Saturdays and Sundays from June 10 to August 20. We are happy to offer late arrival arrangements if your time schedule is to be after 6:30 PM. Please call us so that special instructions may be relayed to you. However, we shall ask that you stop by our office sometime the following day to complete the check-in procedure.
By 10:00 AM on the day of your departure, your vacation home should be empty of your personal belongings, trash out and in the proper receptacles, all dishes washed and generally neat and orderly. Please be certain that you have taken with you all personal items, for unfortunately, Nags Head Realty cannot be responsible for items left behind. Keys should be returned to our office, unless other arrangements are made, and you are on your way! Please have a safe trip home and "come and see us again, soon".
NAGS HEAD REALTY RESERVES THE RIGHT TO TERMINATE A LEASE FROM THE RESULT OF ANY ABUSE TO STAFF, INCLUDING VERBAL ABUSE.
Maintenance, Equipment and Care of Rental Units:
Each vacation home is equipped for normal housekeeping with pillows, bedspreads, basic cookware, glassware, cups, dishes, etc. for the number of occupants permitted. Small appliances such as clock radios, electric skillets, blenders, beach items and grills may not be provided and should be brought from home. Linens (sheets, pillow cases, blankets, towels and kitchen linens) are not provided in most homes. Please check the amenities for the ones that do offer this service. You should provide your own toilet tissue and paper towels, cleaning supplies (dishwashing detergent, etc.), hangers and, of course, your own personal toiletries. Should you wish to rent items not provided, Lifesaver Rent-Alls and Ocean Atlantic Rentals (now delivering, also) offer several convenient locations and Moneys Worth Rental provides service to your doorstep. We endeavor to achieve cleanliness of the homes and to maintain the equipment in good working order. Should you experience difficulty, please call us as quickly as possible so we may correct the problem.
Your vacation home is, in actuality, the owner’s home. We ask that you treat it with care as you would your own home. Please respect any locked areas within your rental home, for they contain the owner’s personal possessions and are not made available to others. Should damage occur, please report it promptly to our office. Please understand that the person signing the Rental Agreement is responsible for the members of his party.
Please respect our non-smoking houses.
Any break in of owners private closet will
result in forfeiture of entire security deposit.
Strict fire codes prohibit the use of grills on
wooden decks or under wooden structures.
Grills must be placed on concrete or in the
sand, well removed from buildings or shrubs.
Televisions and Telephones:
Most of our homes provide televisions, DVD’s and/or VCRs and are so designated. We cannot guarantee repair or replacement of a television, DVD or VCR should there be a malfunction during your stay. Should this occur, there are several local rental agencies where the tenant may rent a television or VCR.
Telephones are also provided in most units. They may be used for local calls without charge. In Dare County the local exchanges are 255, 261, 441, 480, 449 and 473. The Currituck County beach area (Ocean Sands) exchange is 453. Please do not charge long distance calls to your vacation home. Some of the units are equipped with Tele-Charge phones. Toll calls can be made only by reversing the charges or using your Calling Card or major credit cards. Please be advised that from these phones an access fee is added to the long distance charges.
Pools and Hot Tubs:
All pools and hot tubs are treated and serviced between guests on arrival date. Please do not use them before 5:00 PM on the day you have checked in. A mid-week clean is done according to state law.
Additional cleans done due to abuse including overloading and water spillage will be charged to your security deposit.
Mail, Phone Messages and Emergencies:
Mail and phone messages may be received at our office. Please be sure to leave the unit number and last name of the person who made the reservation with anyone who might have need to reach you. Then check with our office regularly if you are expecting contact. Please understand that only emergency messages can be delivered to you (illness, accident or death). Business matters cannot be classified as an emergency. Outside of office hours, emergency calls should be directed to: Dare County Sheriff (252) 473-3444 if you are renting in the Nags Head area, Currituck County Sheriff (252) 232-2216 if in the Ocean Sands Currituck County area.
We certainly hope that the need for emergency numbers will not occur on your vacation, but in that event an Emergency Number is posted on our rental office door and also the number will be listed on the back of your check-in packet. Please try the office first (441-4315) and if no answer, call the emergency number.
Construction:
The Outer Banks is a growing community. If your
rental house is near new construction, please be
tolerant. We will attempt to contact the
contractor concerning noise, start times, etc.,
if necessary, but no refunds or moves will be
made.
Maintenance, Rebates, Refunds, Replacements:
All equipment in each cottage should be in working order. Please report any inoperative equipment to our office promptly! We will make every reasonable effort to have repairs made as soon as possible, however, there are limited service contractors in our area. No reduction of rent, rebate, or refund will be issued for any mechanical failure of air conditioning, dishwasher, washer, dryer, TV, or other appliances. Nags Head Realty is not responsible for statistical or typographical errors nor changes in the amenities, bed arrangements or furnishings made by individual cottage or condominium owners.
There will be no refunds for inclement weather, including hurricanes without travel insurance.
Trip cancellation/ interruption insurance is available and covers time lost due to an mandatory evacuation.
Occupancy Guidelines:
To assure your vacation enjoyment, we ask you
to observe a few occupancy policies. Occupancies
are limited to family groups only.
Occupancy for homes serviced by septic systems
is regulated by the County Health Department.
Such homes are generally permitted for 2
occupants per bedroom. In no case shall
occupancy exceed that of bedding provided.
Exceeding maximum occupancy is a material breach
of the rental agreement and may lead to
termination without refund of rent.
Family Groups:
The Outer Banks have always been (and Nags Head Realty hopes that it will continue to be) a family oriented vacation land. It is our policy to rent only to family groups. A family group is defined as immediate and extended family members (parents, grandparents and children) vacationing in one home. A non-family group is defined as: Unmarried young adults, high school students, fraternities and sororities or any other group-type situation. We also reserve the right to refuse rental, cancel existing reservations, return money received, and terminate occupancy without refund if the occupancy, in our opinion, is detrimental to the property and its owners whom we represent. Violation of the above is grounds for immediate eviction with NO REFUND OF RENT. Nags Head Realty operates under the North Carolina Vacation Rental Act and will commence an expedited eviction under this law if house is rented under false pretenses.
